🏠 Housing in Frankfurt

Finding an apartment in Frankfurt is competitive — the city has a 2.5-3% vacancy rate, and good listings get 100+ applications. But if you know where to look and have your documents ready, you can find a place. Here’s the practical guide.

🏢 Public Housing Companies (Wohnungsbaugesellschaften) — Hidden Gem!

These public/municipal housing companies do NOT list on ImmoScout24 or other portals — they only publish on their own websites. Rents are significantly cheaper (often €7-10/sqm vs €15-20/sqm on the open market), but there are waiting lists.
ABG Frankfurt Holding

How to apply:

  1. Register on each company’s website (separate registration required for each)
  2. Create a tenant profile with documents (Schufa, income proof, etc.)
  3. Browse available listings on their portals (updated regularly)
  4. Apply directly through their system
  5. Be patient — waiting times can be months, but worth it for the savings
These apartments often come without a kitchen (keine Einbauküche) — this is normal in Germany! You’ll need to buy and install your own kitchen or buy one from the previous tenant. Factor €2,000-5,000 for a basic kitchen or check eBay Kleinanzeigen for used ones.
Register with ALL THREE companies simultaneously. ABG alone has 55,000 apartments — that’s almost a quarter of Frankfurt’s population! The savings over market rate can be €3,000-6,000/year. Many apartments are energy-efficient Passivhaus buildings with very low heating costs.

Tech/science hub (TU Darmstadt, ESA), Indian community
If you work in the banking district (Bankenviertel), Sachsenhausen and Nordend offer the best balance of price, commute, and lifestyle. Bockenheim is great if you want affordable rent and don’t mind a slightly longer commute.
Offenbach is Frankfurt’s best-kept secret for Indians — it’s technically a separate city but feels like Frankfurt, has excellent S-Bahn connections (12 min to Hauptbahnhof), and rents are 20-30% cheaper. Large Indian and Turkish community, good grocery stores, and you can still use your Deutschland-Ticket.
Frankfurt city offers free Kita for children aged 3-6 — you only pay for meals. Many surrounding suburbs (Eschborn, Offenbach, MTK) charge €200-400/month for the same. If you have young kids, this alone can save you €2,400-4,800/year. Factor this in when choosing where to live!
5.4

Housing Documents Checklist

Landlords in Frankfurt receive 100-200+ applications per listing. Having these documents ready gives you a competitive edge:

Schufa (credit report) — Get it free at meineschufa.de (Datenkopie) or paid instant version
Mietschuldenfreiheitsbescheinigung — Letter from previous landlord confirming no rent debt (if applicable)
Last 3 salary slips (Gehaltsabrechnungen)
Employment contract (Arbeitsvertrag)
ID / Passport copy
Bewerbungsschreiben — Personal introduction letter (1 paragraph about yourself, why you want this apartment)
Create a “Bewerbungsmappe” (application folder) as a PDF with all documents combined. When you find a good listing, you can send it immediately. Speed matters — apartments go fast.

Housing Tips for Indians in Frankfurt

  1. Start searching 2-3 months early — Good apartments go within days
  2. Respond in German — Even if you’ll speak English at the viewing, a German inquiry gets more responses. Use DeepL to translate
  3. Be flexible on viewing times — Landlords prefer tenants who can view quickly
  4. Furnished apartments are easier to get but cost 20-30% more
  5. Consider suburbs — Offenbach, Bad Homburg, Eschborn have lower rents and good S-Bahn connections
  6. Beware of scams — If it’s too cheap and they want money before viewing, it’s a scam. Never pay before seeing the apartment in person

⚠️ Scam Warning: If a “landlord” says they’re abroad, asks you to pay via Western Union, or wants deposit before you view the apartment — it’s a scam. Legitimate landlords meet you in person.

5.8

Rental disputes are common — deposit refunds, illegal rent increases, repair issues, evictions. Germany has strong tenant protections, but you need to know your rights. Here’s where to get help:

If you win a rental case in Germany, the landlord pays your lawyer fees. A single lawyer letter often resolves disputes without going to court. Don’t be afraid to escalate.
Rechtsschutzversicherung (legal insurance) covers lawyer and court costs for tenant disputes. Get it BEFORE you have a problem — insurers won’t cover pre-existing disputes. Recommended: ARAG, KS-Auxilia, or get it through Feather (English-friendly).

Integration Courses (Integrationskurs):

  • 600 hours German + 100 hours “Life in Germany” orientation
  • Ends with B1 exam (DTZ) — required for permanent residence
  • Apply through BAMF: bamf.de
6.2

Electricity (Strom) & Gas/Heating

When you move into a new flat, you’re automatically on the local Grundversorger (default provider) — which is usually the most expensive option. You can switch anytime with just 2 weeks notice.

Frankfurt’s Default Provider:

  • Mainova AG — Grundversorger for electricity and gas in Frankfurt region
  • Website: mainova.de (German only)
  • Good for: Reliability, local service centers, district heating (Fernwärme)

English-Friendly Providers (Recommended for Expats):

Ostrom

How to Set Up Electricity:

  1. On move-in day: Take a photo of your electricity meter (Stromzähler) with the reading (Zählerstand)
  2. Within first week: Register with a provider — they handle everything including canceling Mainova
  3. What you need: Address, meter number (Zählernummer), meter reading, German bank account (IBAN)
  4. Timeline: Switch takes 2-4 weeks, no interruption in supply

Typical Costs (2-person household):

Ostrom is the go-to choice for expats — everything is in English, the app is excellent, and you can cancel monthly. No German bureaucracy. They also offer dynamic pricing if you have a smart meter.
If your flat has Fernwärme (district heating), you cannot choose your heating provider — it’s tied to the building. Check your rental contract under “Heizung” to see what type you have.
6.3

Public Transport (RMV & Deutschland-Ticket)

Frankfurt has excellent public transport — U-Bahn, S-Bahn, trams, and buses all integrated under RMV (Rhein-Main-Verkehrsverbund).

Deutschland-Ticket (D-Ticket) — Best Value for Commuters:

DetailsInformation
Price€63/month (as of January 2026)
CoverageAll local/regional transport nationwide — U-Bahn, S-Bahn, trams, buses, regional trains (RE, RB)
NOT valid onICE, IC, EC (long-distance trains)
CancellationMonthly, by 10th of the month
Where to buyrmv.de, DB Navigator app, or through your employer
Ask your HR about JobTicket — many Frankfurt employers (especially banks and tech companies) offer subsidized Deutschland-Tickets. You could pay as little as €20-30/month instead of €63.

Apps for Transport:

  • RMV App — Journey planner, real-time departures, mobile tickets
  • DB Navigator — Best for longer trips, includes regional trains
  • Google Maps — Works well for route planning
Unlike India, public transport in Germany runs on time — but also stops running around midnight (except Friday/Saturday nights). Plan accordingly!
6.4

Recycling & Waste Management (Müll)

Germany takes recycling seriously — very seriously. Your building will have multiple bins, and incorrect sorting can result in warnings or fines. Here’s how it works:

The 4-Bin System:

Unlike India where kachra goes in one bin, Germany requires strict separation. Your neighbors WILL notice if you put plastic in Restmüll. Some buildings have Hausmeister who check bins — repeated violations can mean written warnings or fines. When in doubt, Restmüll is safer than wrong bin.
Pfand bottles are money! At €0.25 per bottle, returning your weekly bottles can easily give you €5-10 back. Many people leave bottles near public bins for collectors (Pfandsammler) — it’s considered helpful, not littering.

Driving License Conversion

Indian driving licenses are not directly recognized in Germany. You must convert or retake tests.

Process:

  1. Your Indian license is valid for 6 months after entering Germany

Steps:

  1. Register at a driving school (Fahrschule)
  2. Get your Indian license translated (sworn translator)
  3. Pass theory test (available in English)
  4. Pass practical test
  5. Apply at Führerscheinstelle

Costs (approximate):

GEZ (Broadcasting Fee)

The Rundfunkbeitrag (broadcasting fee) is mandatory for every household in Germany — regardless of whether you own a TV or radio.

Details
Amount€18.36/month (€220.32/year)
PaymentQuarterly or annual
Websiterundfunkbeitrag.de

Key Facts:

  • One fee per household (Wohnung), not per person
  • Letter arrives automatically 4-6 weeks after Anmeldung
  • Register online (can be done in English)
  • WG tip: Only ONE roommate should register and pay

Exemptions (Befreiung):

  • BAföG recipients (student financial aid)
  • Arbeitslosengeld II (ALG II) recipients
  • Grundsicherung recipients
  • Severe disability (RF mark on disability card)
Don’t ignore GEZ letters. They will send debt collectors eventually. Pay it or apply for exemption — there’s no “opting out.”
Many Indians think this is optional because they don’t watch German TV. It’s NOT optional — it’s a legal requirement. Just pay it and avoid the hassle.

🏥 Healthcare & Doctors in Frankfurt

Finding a doctor who speaks English can be stressful when you’re new to Germany. The good news: Frankfurt has plenty of English-speaking doctors — you just need to know where to look. Here’s how the system works and where to start.

9.1

Understanding German Health Insurance

Before you see any doctor, you need health insurance — it’s mandatory for everyone living in Germany. We’ve written detailed guides on this:

📚 Health Insurance in Germany — Complete Guide — GKV vs PKV, costs, how to choose 📚 How to Use Health Insurance in Germany — Booking appointments, what’s covered, claims

Quick overview:

Public (GKV)
Employees earning under €77,400/year
Cost
~14-15% of salary (split with employer)
Notes
Family members covered free. TK, AOK, Barmer most popular
Private (PKV)
High earners (€77,400+), freelancers, self-employed
Cost
Based on age/health
Notes
Better coverage but each family member pays separately
Expat/Travel Insurance
New arrivals, visa applicants, students
Cost
Varies
Notes
Temporary — switch to GKV/PKV once employed
For most Indians arriving on a Blue Card, your employer will enroll you in public insurance (usually TK or AOK). You don’t need to do anything except provide your documents. Your insurance card (Versichertenkarte) arrives by post in 1-2 weeks.

Popular public insurers with English support:

  • Techniker Krankenkasse (TK)tk.de — Most popular with expats, good English website and service
  • AOK Hessenaok.de/hessen — Large network, English support available
  • Barmerbarmer.de — Good English customer service

English-first insurance brokers & digital insurers:

  • Featherfeather-insurance.com — English-first insurance broker, helps expats compare and sign up for health insurance. Great for navigating the German system
  • Ottonovaottonova.de — Digital-first private health insurance with full English app and support. Popular with tech professionals and freelancers
Confused about public vs private insurance? Feather (English-first broker) can guide you through the entire process in English — no German paperwork headaches. For freelancers or high earners considering private insurance, Ottonova offers a fully digital experience with English app and customer service.
9.2

Finding a Doctor (Hausarzt)

In Germany, you typically start with a Hausarzt (general practitioner/family doctor) who then refers you to specialists if needed.

How to book appointments:

Doctolib
Most doctors use this. Filter by language. Book online
Jameda
Doctor reviews and ratings. Good for finding specialists
116 117
Call directly
Doctor on-call service (evenings, weekends, non-emergencies)
Direct call
Many practices still prefer phone bookings
Getting a Hausarzt appointment as a new patient can take 2-4 weeks. If you need to see a doctor urgently but it’s not an emergency, call 116 117 — this is the nationwide on-call doctor service (Ärztlicher Bereitschaftsdienst). They can see you the same day.
9.3

English-Speaking Doctors in Frankfurt

Frankfurt has a solid network of English-speaking doctors. Here are the best resources:

Frankfurt Doctors
Curated list of English-speaking GPs, dentists, specialists
MED-FFM International
International medical center, multilingual staff (Innenstadt)
Frankfurt Expats
Community-recommended English-speaking doctors
US Consulate List
Via Consulate website
Official list of English-speaking doctors (useful reference)

Finding English-speaking doctors:

  • Doctolib filter — Use “Sprache: Englisch” filter when searching
  • Haus- und Facharzt-Zentrum Sachsenhausen — Schweizer Str. 5 — Multilingual (English, French, Greek, Russian)
  • Dr. Leo Najman — Highly rated on Yelp, fluent English speaker
  • US Consulate List — The US Consulate maintains an official list of English-speaking doctors (search “US Consulate Frankfurt medical providers”)
When booking on Doctolib, always filter by “Sprache: Englisch” to see only doctors who’ve confirmed English proficiency. If a doctor isn’t listed as English-speaking but has good reviews, call the practice first — many German doctors speak decent English even if not advertised.
9.4

Hospitals & Emergency Care

For serious emergencies, call 112 (ambulance) or go directly to a hospital emergency room (Notaufnahme).

Frankfurt has a university hospital plus several major hospitals:

Universitätsklinikum Frankfurt
Theodor-Stern-Kai 7, 60590
Emergency (Notaufnahme)

110
Doctor on-call (non-emergency)
116 117
Poison Control (Giftnotruf Mainz)
06131-19240
German emergency rooms (Notaufnahme) use a triage system — you’re seen based on medical urgency, not arrival time. For non-life-threatening issues, expect 2-6 hour waits. If it’s not a true emergency, call 116 117 instead.
9.5

Dental Care (Zahnarzt)

Dental care works similarly — find a dentist, book an appointment. Basic dental is covered by public insurance, but crowns, implants, and cosmetic work often require co-pays or private insurance.

Finding a dentist:

Dental costs in Germany can be high for anything beyond basic care. If you need major dental work (implants, crowns), some Indians fly back to India for treatment — it’s often cheaper even with flights. Otherwise, consider Zahnzusatzversicherung (supplemental dental insurance) through your public insurer.
9.6

Pharmacy (Apotheke)

Pharmacies in Germany are strictly regulated — you can’t buy most medications without a prescription.

What you need to know:

  • Green cross sign = Pharmacy (Apotheke)
  • Prescription (Rezept) required for most medications (even things sold OTC in India)
  • After-hours pharmacy (Notapotheke)aponet.de/apotheke/notdienstsuche/frankfurt — Find the nearest 24-hour pharmacy
  • Common OTC medications — Paracetamol, Ibuprofen, cold medicine available without prescription
Stock up on common Indian medications when you visit India — things like Crocin, Vicks, digestive medicines. German pharmacies don’t carry Indian brands, and getting equivalents requires explaining to the pharmacist.
9.7

Healthcare Tips for Indians in Frankfurt

  1. Register with a Hausarzt early — Don’t wait until you’re sick. Having an established GP makes everything easier
  2. Keep your Versichertenkarte handy — You’ll need it at every doctor visit
  3. Bring old medical records — If you have chronic conditions, bring translated records from India
  4. Mental health — Psychotherapy is covered by insurance but has 3-6 month waiting lists. For English therapy, try psychotherapist-frankfurt.de
  5. Prescriptions from India — German pharmacies won’t honor Indian prescriptions. You’ll need a German doctor to re-prescribe
  6. Telemedicine — Apps like TeleClinic and Kry offer video consultations in English (covered by most insurance)

👶 Kita & Childcare in Frankfurt

Finding childcare in Frankfurt is competitive — demand exceeds supply, and popular Kitas have waiting lists. Start the process early (ideally during pregnancy or right after birth), and register on multiple lists. Here’s what Indians in Frankfurt need to know about the Kita system.

10.1

Understanding German Childcare

Krippe
0-3 years
Nursery/daycare for infants and toddlers
Kindergarten
3-6 years
Preschool, prepares kids for primary school
Kita (Kindertagesstätte)
0-6 years
General term covering both Krippe and Kindergarten
Tagesmutter/Tagesvater

Licensed childminder, usually in their home (max 5 kids)
Hort

After-school care for primary school children
Since 2013, all children in Germany have a legal right to childcare from age 1. However, spots are limited — you need to actively apply and often wait.
10.2

How to Register for a Kita in Frankfurt

Step 1: Register on Kindernet Frankfurt

All public and most private Kitas in Frankfurt require registration through the central portal:

Kindernet Frankfurt
Central registration for Frankfurt Kitas
Infobörse Kinderbetreuung
Tel: 069 212 36564
City helpline (German/English)

Step 2: Register Early

  • Register as soon as possible — ideally during pregnancy
  • You can register for multiple Kitas simultaneously
  • Spots typically open in August/September (school year start)

Step 3: Prepare Documents

  • Child’s birth certificate
  • Proof of residence (Meldebescheinigung)
  • Vaccination records (Impfpass)
  • Parents’ work contracts (some Kitas prioritize working parents)
Don’t just rely on Kindernet. Visit Kitas in person, attend their open days, and make a personal connection with the staff. Many decisions come down to personal fit.
10.3

Kita Costs in Frankfurt

Frankfurt is one of the more expensive cities for childcare. Hesse offers free Kita for children aged 3-6 for up to 6 hours/day. Under-3 care and extended hours cost extra.

Under 3
Half-day

💡 Tax Tip: Childcare costs are tax-deductible up to €4,000 per child per year. Keep all receipts!

10.4

Childcare Tips for Indians in Frankfurt

  1. Register on Kindernet immediately — Even if you’re still pregnant or just arrived
  2. Visit Kitas in person — Personal impression matters for acceptance
  3. Consider Tagesmutter — A childminder can be a good interim solution while waiting for Kita
  4. Check your employer — Some companies (especially banks, tech firms) have partnerships with Kitas or on-site childcare
